Big bid buys Waterhouse farm

The sale of a grazing property at Waterhouse has far exceeded price expectations at auction.

Nutrien Harcourts’ director and auctioneer, Michael Warren, said there was keen interest in the Broadview property, eventually knocked down for $6.39 million.

“We had eight to ten active bidders all in the room and almost all of them Tasmanians.

“It was a very good result and is a reflection of the buoyant market for beef and livestock sector generally.

“The property was in good order after the good seasonal conditions and was well presented,” Mr Warren said.

The property of just over 500 hectares, includes about 400 hectares of improved grazing land, with the balance bush and 10 hectares of pine plantation, half of which is ready for harvest.

The sale included a house, sheds and yards and a 10 megalitre licence for water from the Scottsdale Irrigation Scheme.

It generally turns off 400 angus calves a year and up to 250 lambs, making it a productive and efficient unit.

Mr Warren said the record low interest rates was also having a bearing on property prices and it was encouraging that local Tasmanian farmers had confidence to invest.

The successful bid was from Stuart Murfett, of the Rockthorpe property at Cressy.

Seller Richard Chugg was unwilling to discuss his plans.
