Barnbougle proposes expansion

Richard Sattler is hoping to expand his visitor accommodation at Barnbougle Dunes with a development application currently sitting with the Council for 20 new units.

The proposed development will offer sea views overlooking Barnbougle Beach, built along the coastline of 429 Waterhouse Road Bridport at the far western end of the property.

An expected investment of $5 million for the expansion that sits on 21.35ha of land with a combination of single and two storey properties not exceeding a build height of 12 metres. 

Application by architect 6ty degrees said the primary purpose of the build was to provide additional accommodation offerings to meet demand from existing golf tourists. 

“Due to current high occupancy levels, guests are needing to find accommodation off-site.”

Barnbougle Dunes currently generates on average 75 vehicle visitations per day at the Waterhouse Road junction from the existing agricultural, visitor accommodation, golf course, clubroom and restaurant uses.

The build will involve some removal of native vegetation within 40 m of the bar marsh wetland on the coastal flats and the mean high-water mark along the beach. 

Burbury Consulting was contracted to prepare a coastal erosion and inundation hazard assessment in accordance with the Council’s planning scheme. 

“The site comprises of soft sediments which are vulnerable to the risk of erosion,” part of the report reads. 

“Although there is no evidence that the existing sand dunes are mobile, there is a risk of shoreline recession on the northern side of the Barnbougle Beach and inundation at low ground level due to sea level rise. 

“A review of the risk as it relates was undertaken as well as review of the tidal inundation zones relating to sea level rise for the low-lying land of the proposed development.”

Based on recommendations being adhered to work was recommended. 

The application was advertised publicly and at the time of printing no representation had been received.
